Mixed-Use Development For
New Garden Township, PA

What is White Clay Point
White Clay Point is a transformative mixed-use development located along Route 41 in New Garden Township, Chester County, PA. Spanning over 220 acres, the project is designed to revitalize a long-stalled property by introducing a thoughtfully planned community that blends diverse housing options, walkable commercial spaces, public parks, and historic preservation. The plan includes townhomes, stacked homes, and single-family residences alongside retail and civic uses—all integrated with New Garden Hills Park and supported by improved infrastructure.
After more than 15 years of unrealized plans, White Clay Point delivers a simplified, market-ready solution that aligns with the Township’s goals for smart growth, connectivity, and economic vitality. The project reflects a unique public-private partnership that will create enduring value for residents, local businesses, and the broader region.
White Clay Point Mission
White Clay Point will generate lasting impact across New Garden Township by creating a vibrant, attainable, and inclusive neighborhood that honors local character while enabling responsible growth. Through close coordination with the Township and regional stakeholders, Stonewall Capital is committed to delivering a high-quality development that strengthens infrastructure, expands the tax base, and creates new housing and recreational opportunities.
With private investments exceeding $20 million in public improvements—including road upgrades, additional sewer capacity, historic restoration, and land dedicated for township use—White Clay Point is more than a real estate project. It is a long-term commitment to building a connected, resilient community that serves today’s residents and future generations.

Site History
The White Clay Point site, once part of the Kaolin Mushroom farming operation, was historically used as an industrial facility for spent mushroom compost. In the early 2000s, Pennsylvania Real Estate Investment Trust (PREIT) acquired the land with plans to develop a large big-box retail center anchored by national brands like Wal-Mart and Kohl's. Following 19 public hearings, the Township approved a plan in 2003 under strict conditions, which PREIT later contested. A revised settlement was reached in 2007, but the site saw little progress for over a decade.
In 2019, JP Morgan Chase acquired the property, partnering with a local home builder to explore a mixed-use concept. Despite several iterations, including a 2021 plan for 309 townhomes, the project failed to gain traction due to infrastructure challenges, costly sewer upgrades, and limited commercial viability. These past hurdles underscored the need for a new approach, paving the way for the current vision of a thoughtfully scaled, mixed-use community aligned with New Garden Township's 2018 Comprehensive Plan.
